As a(n) Right of Way Agent, Specialist, your work will help power our planet, reduce carbon emissions and create cleaner air for everyone.
Are you ready to take on the challenge to help us build the future? The Land Services Specialist (Right of Way Agent) will report to the Land Services Manager within the Vegetation and Land Management organization of the Transmission and Distribution (TD) group.
The Right of Way Agent, Specialist handles SCE's real property rights which may include applying/acquiring Railroad permits, easements and licenses, coordinate pre-construction activities, encroachments, fencing and debris removal.
This position works closely with T & D, Planning, Construction and Technical Services, Major Projects Organization (MPO), Customer Service (Local Public Affairs & Business Customer Division), Law, and other departments to ensure SCE's right of way corridors are handled in compliance with company policies.
This position represents the company as a primary contact in property management and/or transactions involving railroads and other right of way rights, supporting initiatives and projects.
Project types may include encroachments, fencing, debris removal, leases, licenses, relocations, permits, acquisitions, and consents for third party development.
The Agent participates in and may advise the development, negotiation, and administration of non-standard contracts/agreements involving company-owned real property assets, rights-of-way, land use, and easements.
A day in the life - Get ready to think big, work smart and shine bright! Responsible for negotiating, managing licenses and easements related to railroad right of ways affecting company transmission, distribution, and communication facilities.
Collaborates with internal clients to review plans and process customer requests.
Coordinates pre-construction activities, assist in scheduling safety training, flagging and other services required to support projects that involve Railroad Rights of Way.
Gathers documents, analyzes, and draws conclusions on collected data and information after considering alternatives through independent research and analysis.
Maintains a safety conscious work environment by following Edison safety protocols and safe work practices.
Maintains current and accurate project files and records.
Performs site visits, inspections, evaluations, conducts office and field meetings and addresses billing and invoicing with internal and external clients.
Performs other responsibilities and duties as assigned.
Qualifications The essentials 3 years of proven experience in Right of Way, Civil Engineering, Property Contract Management, Title, a law firm specializing in real estate, and/or experience in utility field inspection.
Experience conducting negotiations, contractual terms and conditions for agreements such as licenses, consents, and/or easement acquisitions.
Valid U.
S.
driver's license.
The preferred Bachelor’s degree, in business or related field.
Experience analyzing and reviewing property rights information and related agreements and contracts.
Experience planning and organizing workloads and handling politically critical projects.
Experience deciphering maps, including land plats and land development plans such as grading plans, street improvement plans, Google Earth, LandVision, and GeoView.
Experience facilitating meetings and presentations with both internal and external partners at all levels.
Proficient with Microsoft Office suite.
Experience plotting/preparing general legal descriptions.
You should know Work Modes This position’s work mode is hybrid.
The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days.
Unless otherwise noted, employees are required to reside in the state of California.
